Major Retail Coming to Columbia Heights

DC USA

Columbia Heights is poised to become the shopping destination for the entire Washington, DC area.  Hundreds of thousands of square feet of retail space are in the works including DC USA, a 500,000 sq. ft. retail complex that will include major retailers such as Target, Best Buy, Bed Bath and Beyond, and possibly Whole Foods Market!  More exciting retailers are planning to open in the newly renovated Tivoli Square and other developments across Columbia Heights.  Read more in the Retail News section.

View 14 and 2400 14th Street NW 

We received some updates on the two Level 2 Development projects planned along 14th Street near the southern boundary of Columbia Heights:  View 14 and 2400 14th Street.  View 14 is located at 14th Street and Florida Avenue NW and will offer 185 apartment units and 36,000 square feet of retail space.  The other project is located at the Nehemiah Center site (2400 14th Street NW) and will consist of 250 apartment units and 18,000 square feet of retail space. 

Project Manager Jon Kardon of Level 2 Development provided a brief progress report for these two projects.

VIEW 14

Construction will begin at View 14 sometime this month, depending on when permits our issued.  Over the last 4-6 weeks, we have been relocating a water line in 14th Street that was required by DCWASA because of the proximity of the existing line to the site.  Yes, we faced delays due to the change from condominiums to apartments, and the changing real estate market.  However, the project is moving forward.  And, yes, Bogdan Builders is temporarily storing construction materials for their adjacent project at 1330 Belmont Street on the site of View 14 until we commence construction.

2400 14th Street / Nehemiah Center

The last remaining tenant, EZ Wash, vacated this week.  We are now commencing the demolition permit process, which takes several months.  I would expect the center to be demolished in 4-6 months, and construction to start mid-2008.

Is this correct? Solea will be on the west side of 14th Street just north of Florida and View14 will be across the street --- so, on the east side of 14th Street just north of Florida?

Level 2 had a meeting last night (10/16) to update the status on these projects. Did anybody make it? Also, Level2 apparently sold the land at 2400 14th Street. Any updates on that either?

According to Commercial Property News, the largest residential land sale in the history of 14th Street corridor is being negotiated. 
 
Cushman & Wakefield’s Inc.’s capital markets group said today that the firm negotiated the single largest residential land sale ever in the 14th Street Corridor at 2400 14th Street, NW in Washington D.C. The 40,000-square-foot site will be developed as a residential/retail property consisting of more than 250 apartment units and approximately 16,000 square feet of retail space. Cushman & Wakefield represented Level 2 and Centrum Properties in the sale to a large institutional developer."

That would be a surprise. They're finally making headway on the other side of the street, and it sounded like they were ready to go on 2400.
