Major Retail Coming to Columbia Heights

DC USA

Columbia Heights is poised to become the shopping destination for the entire Washington, DC area.  Hundreds of thousands of square feet of retail space are in the works including DC USA, a 500,000 sq. ft. retail complex that will include major retailers such as Target, Best Buy, Bed Bath and Beyond, and possibly Whole Foods Market!  More exciting retailers are planning to open in the newly renovated Tivoli Square and other developments across Columbia Heights.  Read more in the Retail News section.

Old GiantThe former Giant Food site (3460 14th Street NW) has been left vacant since last summer after Giant relocated to the historic Tivoli Square.  We have just received confirmation that this property will be developed into residential condominiums.

According to Norman Jemal of Douglas Development, the current owner, the property is under contract to Metro Properties, Inc.  Metro Properties plans to develop the site into condominiums.

Jemal is seeking a variance from the lot occupancy and residential recreation space requirements.  A hearing is scheduled for May 23, 2006.  The following is the complete description from the Board of Zoning Adjustment website:

17475 - Application of Jemal’s Giant LLC, pursuant to 11 DCMR § 3103.2, for a variance from the lot occupancy requirements under section 772, and a variance from the residential recreation space requirements under section 773, to allow the construction of a new 220 unit apartment building in the C-2-A District at premises 3460 14th Street, N.W. (Square 2678, Lot 706).
We are not sure why the description refers to a "new 220 unit apartment building" rather than "condominum units" as Jemal indicated to us.

Last year, in Columbia Heights, Metro Properties redeveloped Newton Hall (1417 Newton St NW) into condominiums.
