Major Retail Coming to Columbia Heights

DC USA

Columbia Heights is poised to become the shopping destination for the entire Washington, DC area.  Hundreds of thousands of square feet of retail space are in the works including DC USA, a 500,000 sq. ft. retail complex that will include major retailers such as Target, Best Buy, Bed Bath and Beyond, and possibly Whole Foods Market!  More exciting retailers are planning to open in the newly renovated Tivoli Square and other developments across Columbia Heights.  Read more in the Retail News section.

AllegroAt inception, the Allegro Condominium project was expected to be completed in time for the opening of DC USA in Spring 2008.  But it looks like those who have bought an Allegro condo unit will have to wait significantly longer to move into their new units.  

According to one condo purchaser, the first units will be available in December 2008.

"This timeframe is a few months later than the August/September deadline I was told when I signed my condo docs in August 2006.  Back in Decemeber I heard the completion date could be as late as December 2008, but the sales agents for the building assured me that was only for the penthouse units.  You can be sure that if the lower level unites aren't ready for move in until December 2008 that the higher-level units won't be ready until early 2009."

This condo purchaser has been "frustrated that the Allegro folks have been less than forthcoming on their completion date."

Allegro broke ground back in May of this year.  The developers have set up a website where you can get construction updates:  Allegro Progress.  The last post was in July where they announced the completion of the site excavation.

I am also an Allegro purchaser...but this is the first I have heard of this. Why haven't I been informed by the developer? It is bad when I have to resort to an online publication to inform me when I can move into my new place. I am very disappointed in Allegro on this move.

When my partner and I signed late last summer, we were told October of 2008, so a 2-month delay in a little over a year in an increasingly worrisome real estate market is really not that bad...  
 
Look at it this way: you have 2 extra months to not pay that mortgage. :) 
 
But I am also less-than-satisfied with the communication from the developers.

After reading the article I contacted the sales office. Although I received a somewhat unpleasant response to my inquiry, it sounds like this may not be totally accurate. According to the sales office the building is slightly ahead of schedule which can change on a dime due to weather etc. However the delivery schedule for your specific unit is based on when you purchased. I purchased almost a year ago and so mine takes priority over someone this past month. Also lower levels are completed first too. It sounds like it may not be so bad after all for some folks. Customer service could be a lot better!!!

I also purchased my unit a year ago, so I would think that (if the previous post is accurate) that I'd be given priority for move-in. But I was also told the December 2008 completition date and told that they are one-month ahead of schedule.  
 
Allegro says the December date is a worst-case scenario date they're telling people just in case there is a delay, but they still aren't clear with me on what their actual target date is.  
 
I think it's helpful if Allegro buyers call and ask for clarification.

We worked with the Allegro sales staff in June/July 2007 and had decided on a unit. However, the sales office shut down for the summer and we have had no follow-up contact from the sales team. They told us delivery would be January 2009. We are still interested in purchasing, however, we wonder if there might be some underlying problems with the project.

I know sales are slow at this point, but it seems a little strangethat they would just close the sales office because they met their pre-sales quota, especially with numerous buyers backing out. The outgoing message simply states that it will be available in late '08 and the sales office closed and interested buyers should register at the website.

I doubt there would be, but I gather the fact that they are building it up like crazy cannot be a bad sign, now can it? If they were running out of cash, they would have stopped building it already.
