At inception, the Allegro Condominium project was expected to be completed in time for the opening of DC USA in Spring 2008. But it looks like those who have bought an Allegro condo unit will have to wait significantly longer to move into their new units. |
According to one condo purchaser, the first units will be available in December 2008.
"This timeframe is a few months later than the August/September deadline I was told when I signed my condo docs in August 2006. Back in Decemeber I heard the completion date could be as late as December 2008, but the sales agents for the building assured me that was only for the penthouse units. You can be sure that if the lower level unites aren't ready for move in until December 2008 that the higher-level units won't be ready until early 2009."
This condo purchaser has been "frustrated that the Allegro folks have been less than forthcoming on their completion date."
Allegro broke ground back in May of this year. The developers have set up a website where you can get construction updates: Allegro Progress. The last post was in July where they announced the completion of the site excavation.

Conversation with Allegro Developer Written by Allegro Buyer on 2007-10-05 12:09:20 Earlier this week I spoke with Metro Properties President Jeremy Rubenstein, he being the head of the company developing the Allegro, after getting frustrated with the run-around from the sales office, who are shockingly inept. I hope very much that their commission is very low. You should see the e-mails they send me. They can't get my name right and they make dozens of spelling mistakes. But I digress. I do give credit to Mr. Rubenstein for taking my call and being far more forthright and willing to answer questions than the sales team at McWillams-Ballard, who at times seem little different than used car salesmen (with apologies to used car salesmen). If you have questions regarding the building I suggest you call him (301) 907-7100. Mr. Rubenstein said units will be avaialble anytime between a window of November 2008 and January 2009, adding that people on the lower floors would likely be able to move in sooner. He said a lot will depend on when the frame of the building is up and they have to start building within a relatively confined area. Still, when I signed my condo docs in August 2006 I was told the building would be done in the fall of 2008, not the winter of 2008 or early 2009. I can appreciate that construction delays can occur, Mr. Rubenstein mentioned some permitting isuses regarding a sidewalk plan that had finally been resolved with the D.C. government. But it would have been helpful to receive more regular, reliable information from the development. All we've had so far is a picture of a tower crane exhaulting the progress made to date on the building's web site. I have no doubt this building will get built, but purchasers may be waiting a little while longer for dleivery than they once thought. I also tried to get some information on potential retail for the building, but all he could say is there would likely be a coffee shop and that other decisions have yet to be made. | Written by John on 2007-10-18 19:54:51 We are feeling put-off by Allegro management. We are now pursuing rehabbed 2BRs in established buildings in Mt Pleasant. The Hts still look good, but read the street crime report on 14th St. | Our Unit Written by AllegroBuyer on 2007-11-01 10:13:56 We were one of the first to purchase during the pre-pre-pre sale-- and delays or no delays, we are still moving in. We were told Sept 08, but even I knew then that was very optomistic as the old Giant was still there. It would be nice to get regular updates, but I have confidence that it will get done. Besides, we bought a ground unit--guess ours will be done first ;-) | Allegro will be a rental building Written by disappointed buyer on 2008-02-14 07:51:34 I just received a letter yesterday stating that my deposit will be returned because the Allego will be be a rental building. | Written by Meridian Blues on 2008-02-14 16:04:10 Mr Rubenstein is a great speaker but really has no concerns for any proactive problem solving - I will be neighbors with whom ever resides in the building since I live on Meridian and share the alley with construction. I have talked with home owners living on Newton who had homes inspected before demo began by Allegro. While those of us on Meridian, 10 feet from the construction had no contact of that kind. Tread carefully when dealing with the Rube - thats my advice. Other than a bunch of empty promises he has not been any help to the residents. Those of you moving in should know that despite all this there is a great sense of community and good people living on Newton and Meridian - these is crime but we all look out for each other. |
