Major Retail Coming to Columbia Heights

Columbia Heights is poised to become the shopping destination for the entire Washington, DC area.  Hundreds of thousands of square feet of retail space are in the works including DC USA, a 500,000 sq. ft. retail complex that will include major retailers such as Target, Best Buy, Bed Bath and Beyond, and possibly Whole Foods Market!  More exciting retailers are planning to open in the newly renovated Tivoli Square and other developments across Columbia Heights.  Read more in the Retail News section.

./images/columbia_heights/retail/allegro.pngThe Allegro Condominium development is coming along with the completion of its site demolition in February and the beginning of the site work in March.  Allegro is a $105 million, 297 unit condominium project that is being built at the site of the old Giant (3460 14th St NW).  It is being developed by Metro Properties.  There have been some official press releases and media reports over the past several weeks that we have been meaning to post.

Late last month, the Washington Business Journal published a story on Allegro.  Here are some excerpts:

Columbia Heights' revitalization will take another step with the pending construction of a $105 million residential complex on 14th Street NW.

Site work has started at Allegro Condominiums, a 297-unit development backed by Bethesda-based Metro Properties.

There was also a bit of information on the retail portion of this project.

Plans for the 353,000-square-foot Allegro complex, which will top out at five stories, include 7,000 square feet of retail. The retail tenants haven't been determined yet, but Metro Properties will likely pursue a coffee shop and other neighborhood-style stores, Rubenstein says.

This is news to us.  Last year, we were told that the retail portion will consist of two spaces, each with 1,500 square feet (only 3,000 sq. ft. total) .  This is good news for many residents who expressed a strong desire for retail in this development.  The original plans for Allegro had no retail space at all.  Last year, with some community prodding, Metro Properties decided to add the retail component to its plans.

(Washington, DC) – Monday, February 26, 2007 – In a statement issued today, Jeremy Rubenstein, President of Metro Properties, Inc., announced the completion of demolition at the future site of Allegro Condominiums – DC’s top-selling condominium project. Glad to hear they are pursuing a coffee shop. God knows, Starbucks, Caribou, Mayorga, Dunkin Donuts, an expanded CH Coffee and Sticky Fingers are clearly insufficient to meet the caffeine needs of Columbia Heights.  
 
Seriously, glad to hear about the retail ... please, please include some sort of place that sells food, a small upscale grocer or organic place, anything that will fit in the space, because Giant is going to be beyond mobbed once the three big condo projects open.
