Major Retail Coming to Columbia Heights

DC USA

Columbia Heights is poised to become the shopping destination for the entire Washington, DC area.  Hundreds of thousands of square feet of retail space are in the works including DC USA, a 500,000 sq. ft. retail complex that will include major retailers such as Target, Best Buy, Bed Bath and Beyond, and possibly Whole Foods Market!  More exciting retailers are planning to open in the newly renovated Tivoli Square and other developments across Columbia Heights.  Read more in the Retail News section.

3400 11th St NW - 3DGStatement from John Goldman, owner of 3DG, LLC, concerning the residential/retail project on 3400 11th St NW (11th St NW and Park Rd NW):

My name is John Goldman and I own and operate 3DG.  We have every intention of presenting our development plans to the community in advance of the BZA hearing.  Our hearing date is currently scheduled for April 18th.

However, we are considering significant changes to the nature of the project and therefore the variance application.  We are submitting a request to the BZA for a rescheduled BZA hearing 30-60 days from April 18th.  During that time we will present to the community at the proper ANC meeting and be open to feedback and comments.

Please understand that our recent "radio silence" has been soley due to the fact that the development plans are in flux and we do not have anything definitive to present at this time.

Be assured that as active members of NCHCA and commercial residents in the neighborhood we are intune to the needs and demands of the local citizens.  We see 11th Street as an opporunity to provide local neighborhood-based commercial opportunities in a world-class, environmentally-friendly building.

We have been contacted on several occasions by residents of Columbia Heights interested in information about the project.  While I wish we could address each person individually, it will be most efficient for us to address the group as a whole at the proper ANC meeting. 

Once the modifications are set and in place, we will present at the earliest possible moment.

Neighborhood Retail on 11th Street 
WASHINGTON, DC - The District Design Development Group, LLC (3DG), a real estate, design and development company, recently announced its revised plans to transform their currently abandoned one-story, Bi-Rite store, located at 3400 11th Street, NW, into a combined 11,000 square-foot commercial only project in Columbia Heights. 3DG intends on preserving much of the original façade while expanding upward by one and a half stories. This announcement comes after 3DG originally planned a mixed-use development which would have additionally housed six high-end condominium units. 
 
The new plan has been developed to reflect the changing residential real estate market demands in Washington, DC and as a result of on-going conversations with neighborhood residents and business owners. "The prominent street corner of 11th Street and Park Road will once again be brought to life with space for neighborhood retail, commercial, and small businesses," says CEO, John Goldman, "Our new plan will add much needed neighborhood amenities that will accommodate current residents and compliment the recent influx of new residential development." 
 
All of the potential tenants being targeted are neighborhood oriented retailers that will bring convenience and comfort onto the under served 11th Street corridor. Amongst the intended retailers are restaurants that will provide roof decks and outdoor seating areas that will breathe life into the currently empty corner and promote a more pedestrian friendly atmosphere. These design changes are possible under the existing zoning regulations and will accelerate the delivery date of the project. 3DG will deliver a modern, world-class building demonstrating outstanding achievement in urban in-fill development. 
 
3DG has contracted the professional commercial and retail leasing services of CB Richard Ellis (CBRE) to conduct the tenant scouting and lease negotiations processes. The CBRE brokers have represented hundreds of metropolitan Washington, DC area firms and developers, and specialize in the marketing and leasing of urban in-fill office and retail projects. Their assistance will help 3DG identify those retailers and service providers that best match the needs of the neighborhood. 
 
Construction is slated to begin later this year, with an anticipated completion date of mid-2007.

Absolutely fantastic news!!! Frankly, a few condos would have been nice, but the faster schedule and roof top seating sounds even better (provided the restaurants are halfway decent.. lol.. )!
