Major Retail Coming to Columbia Heights

DC USA

Columbia Heights is poised to become the shopping destination for the entire Washington, DC area.  Hundreds of thousands of square feet of retail space are in the works including DC USA, a 500,000 sq. ft. retail complex that will include major retailers such as Target, Best Buy, Bed Bath and Beyond, and possibly Whole Foods Market!  More exciting retailers are planning to open in the newly renovated Tivoli Square and other developments across Columbia Heights.  Read more in the Retail News section.

My name is John Goldman and I own and operate 3DG. We have every intention of presenting our development plans to the community in advance of the BZA hearing. Our hearing date is currently scheduled for April 18th.  
 
However, we are considering significant changes to the nature of the project and therefore the variance application. We are submitting a request to the BZA for a rescheduled BZA hearing 30-60 days from April 18th. During that time we will present to the community at the proper ANC meeting and be open to feedback and comments. 
 
Please understand that our recent "radio silence" has been soley due to the fact that the development plans are in flux and we do not have anything definitive to present at this time. 
 
Be assured that as active members of NCHCA and commercial residents in the neighborhood we are intune to the needs and demands of the local citizens. We see 11th Street as an opporunity to provide local neighborhood-based commercial opportunities in a world-class, environmentally-friendly building. 
 
We have been contacted on several occasions by residents of Columbia Heights interested in information about the project. While I wish we could address each person individually, it will be most efficient for us to address the group as a whole at the proper ANC meeting.  
 
Once the modifications are set and in place, we will present at the earliest possible moment.

It looks like we´ll have to wait awhile as according to the DC Zoning Board website, the zoning hearing was postponed until June 27 at the request of the applicant.

This company I believe also owns one or two more properties on 11th street. I hope they get started soon.

Well, it now mid August and we're still waiting. Is the developer getting cold feet with the housing market slowing down? If this sin't going to happen, why don't you remove it from the CHN website - at least it shouldn't be the first thing when you click on reatil news!

Yeah, anyone know anyone at 3DG who can provide any insight on what this project will become, and when, if ever? Looks like it may be the last to get developed on that corner: construction has begun, it seems, on both the future home of Redrocks (white building) and on the large tan building which, rumor has it, may end up as condos and possibly a restaurant. Speaking of Redrocks, anyone have info re: yesterday's liquor license hearing for that establishment?
Failure to pay real estate taxes???

I just looked up this address and according to the DC real property database, the owners of 3400 11th street have not paid their property taxes since 2005 and owe $6273.64 to the city in taxes and penalties. If you don't beleive me check it out:

Just search for 3400 11th st NW in the Assessment database. Hopefully they will be more responsible neighbors once construction begins!

I was walking by 3400 11st and another company had a large banner stating the property was for lease!?! What's up with that? Did the 3DG who says they will redevelop the peoperty seel it to this new company? If so, why haven't we heard anyhting about it here?

Yeah, that's not great news. There is no way the property in the condition it's in will attract much interest, I'd imagine. Probably just putting that up there to avoid being labelled an abandoned property for tax reasons. I'm guessing it may be vacant for some time unfortunately.

It's CBRE that's leasing it - I would assume a little "tenant improvement" allowance would be part of that lease. :) Hopefully we get something good in there!
