The amount of retail space that DC USA is making available for Whole Foods Market is about 35,000 sq. ft., according to Marc Katz, the leasing agent from H&R Retail who is representing Whole Foods Market. As we reported earlier, this is much less than the 60,000 sq. ft that Whole Foods Market is requiring. If you look at the space that has been designated for Whole Foods, you can see that it has been divided into two levels. The upper level seems to be roughly sixty percent the size of the ground level. This would make the upper level about 13,000 sq. ft. while the ground level would be about 22,000 sq. ft.
Because at least eighty percent of DC USA retail space is under lease, the developers do not seem to have much flexibility to alter the layout significantly. It would be especially hard to make the space larger. If Whole Foods Market does deem the space inadequate for their operations, then the developers will be left with a vacant 35,000 sq. ft. space which is best configured to accomodate another grocery store.
Alternate Grocers
Many of you have suggested alternate organic grocery stores such as Trader Joe's, My Organic Market, and Yes! Organic Market. The average size of a Trader Joe's store is 10,000 sq. ft. A My Organic Market store is similar in size. Yes! Organic Market locations are significantly smaller. We are unaware of any locations for any of these grocers that approach 35,000 sq. ft. If such grocers do come to DC USA, the current retail configuration for Whole Foods Market would have to be significantly altered. We will try to determine if the DC USA developers would consider these other grocers if Whole Foods Market is completely out of the picture.
